As incoming President of Swire Properties, David Martin will continue to expand the company’s 40-year legacy in South Florida, spearheading the development of The Residences at Mandarin Oriental, Miami.

Bringing more than 30 years of global leadership in the ultra-luxury real estate industry, he offers extensive experience in leasing, asset management, and the development of premier mixed-use properties across Singapore, Hong Kong, New York, and other key markets. He has managed landmark portfolios for world-renowned brands such as LVMH, Chanel, and Hermès, and has also led three co-developments with Mandarin Oriental, along with restaurant ventures collectively earning 10 Michelin stars.

Martin joined Swire Properties in 2018, where he played a key role in driving the retail strategy for Brickell City Centre (BCC) — the five‑million‑square‑foot mixed‑use destination in the heart of Miami’s urban core. As Senior Vice President of Commercial, he led BCC’s successful repositioning, achieving 100% occupancy, a 112% increase in retail sales, and a record‑breaking $512 million sale to Simon Property Group. Under his leadership, BCC attracted premier brands such as Nike, Psycho Bunny, Warby Parker, Intimissimi, and Lucid Motors, as well as first‑to‑market destinations including Forward Health, Puttshack, The Henry, and Caffe Americano.

Martin began his career in China, teaching English in Harbin for a year after graduation. He later joined Jardine Matheson in Hong Kong, where over the course of two decades, he focused exclusively on the group’s commercial real estate portfolio at Hongkong Land.

In 2002, he led the refurbishment and repositioning of Gaysorn Plaza in Bangkok, Thailand, with LVMH Group as the anchor tenant. While in Singapore, Martin oversaw the development and leasing of One Raffles Quay and Marina Bay Financial Centre — a combined 4.6 million square feet of speculative Grade‑A office space that was 80% pre‑leased to leading financial institutions, including UBS, Deutsche Bank, and Standard Chartered.

In 2008, he was appointed President of Retail and managed the 2009 opening of One Central Macau and oversaw the development and pre-leasing of WF Central Beijing, bringing Victoria’s Secret and Under Armour’s first Beijing flagships to market. He also spearheaded the rebranding of the portfolio, the Landmark Bespoke CRM program, and the Landmark Men concept -- a curated collection of male-focused fashion and lifestyle brands, including Dior Homme, The Armoury, and Paul Smith, curated and marketed as a discrete entity.

In 2017, Martin relocated to the United States as Vice President of Leasing for Westfield World Trade Center in New York, joining Swire Properties the following year.

Martin holds a bachelor’s degree from Oriel College, Oxford, a master’s degree from the Hong Kong Polytechnic University, and is an alumnus of Harvard Business School. He is married with two children and enjoys cooking, cocktails, and watching the Miami Heat.
